The maximum occupancy is 4 registered guests. Subletting is strictly prohibited.

Yes, the minimum stay is two weeks. There is a significant discount for monthly rentals. Occasional holiday exceptions to the minimum stay requirement may appear below.

We use Wise and Zelle for electronic transfers in USD. Contact us if you need other accommodations.

Check-in is at 3PM and check-out is at 12PM. Please contact us if other arrangements are needed.

You'll be greeted by Lee and/or Ruth who will provide entry codes and a tour of the property.

Very well-behaved pets are considered on a case-by-case basis, with a 50% additional security deposit, and are not allowed on furniture. Please note that the building prohibits animals in the pool area/rooftop. Leashes must be used when not inside the condo with the door closed.

Yes. It varies based on stay duration, pet requests, etc. The deposit will be returned within 72 hours of check-out, less any damage beyond ordinary use.

Yes. The building uses filtered city water, and the water lines under the street were replaced in late 2025. The condo has its own supplemental water and ice filter in the refrigerator. 

No, but there is first come, first served free street parking in front of the building and on nearby streets, as well as several public garages within walking distance.

• Balcony has seating for six and a BBQ grill
• Wi-Fi with high speed internet and four hour battery backup for unexpected power outages

• Bath and pool towels, bed linens included
• All light fixtures, ceiling fans, and AC units can be controlled by any of the three Alexa devices in the unit

The building has a secure keypad entrance, with an administrator and maintenance man on staff six days a week. There is an elevator and rooftop common space with pool, jacuzzi, BBQ, lounge chairs, shower and restrooms, and a large gym space with treadmills, stationary bikes, row machine, weight machines and free weights. There is also a garbage chute on each floor.

Ruth and Lee are your points of contact. Aside from a genuine emergency, the building has strict rules about non-owners directly requesting services from building staff.

We ask that everyone is mindful that electricity here is expensive and water is a valuable resource. For high season rentals (November-May), gas, water, electric and high-speed internet are included in the rental rate.

For low season rentals (June-October), gas, water, high-speed internet and electric, up to 1,500 kWh per month, are included. For reference, under moderately high summer usage of all three AC units, the highest utility bill has averaged around 1,150 kWh per month.

The electric meter is visible from the street. Lee or Ruth will show you and take a picture of the reading at check-in/check-out.

Please review further down for guidance on AC usage. It's easy to tell if the ACs are left running when the unit is unoccupied. In such a case, we reserve the right to contact you and reassess.

The condo will be cleaned immediately prior to your arrival and immediately after your departure. For stays in excess of two weeks, the housekeeper comes every other Thursday afternoon. More frequent cleaning is available for $900 MXN. 

Additional housekeeping bookings can be coordinated with your schedule, via Ruth or Lee. Some notice is needed, as the housekeeper covers a large area and many properties. The housekeeper does not do laundry.

This is a home, not a hotel. It is owner occupied most of the year. Please respect it as you would your own home!

To reiterate, no subletting and no unregistered guests are allowed. No pets or glass objects on the rooftop or inside the gym. Food and beverages are prohibited in the pool. No modifications to the condo or building (no painting, moving furniture, rearranging artwork, etc). Please don't slam doors or make excessive noise, especially after 10pm. And, NO INDOOR SMOKING!

Wi-Fi password

• A QR code and network name/password are located in the guest bedroom above the computer.

Building & condo entry codes

• Guest codes will be provided at check-in time. DO NOT GIVE THESE CODES TO ANYONE OTHER THAN REGISTERED GUESTS.

Buzzer

• To call the apartment from the panel at the building entrance, press 104 OK. Anyone inside the condo can then pick up the wall-mounted phone near the foyer and speak with whomever is downstairs buzzing. There is a key button on the bottom right of the phone. Press that button to open the building's main door.

Alexa/Smart Devices

• You can use phrases like "Alexa, turn on the kitchen AC," "Alexa, chandelier 50%," "Alexa, living room ceiling fan speed 3." She is also programmed with multi-function tasks such as "Alexa, Leave Home," which turns off all lights and AC units, and "Alexa, I'm Home," which turns on most of the lights in the condo.
• Alexa suffers from selective hearing, so there are also remote controls for these devices in each room.

Plumbing

• If you've stayed in Mexico before, you know where we're going with this. Even in the most modern buildings, plumbing is done differently here. That often means no shower traps, the occasional odorous sewer vent, pipes being unable to tolerate a heavy workload, etc. Locals mitigate this with shower drain covers, which we supply, by not using excessive amounts of toilet paper, and by not sending grease, fats and solid food down drains. We further supply an air purifier in the master bedroom, as well as a variety of scented candles should you encounter any issues.

Air conditioning

• As with any warm environment, AC use represents the majority of electricity costs in PV. Mini split ACs cool quickly in their respective spaces. But turning one on and leaving doors to other rooms open will overwork an individual unit. Please be cognizant of this and only use ACs when you are in the condo and in the particular room that needs cooling. (If only the living room is occupied with the AC running, close the bedroom doors). The ACs should never be run when an exterior door is open, or when the condo is vacant for more than 30 minutes. Saying "Alexa, Leave Home" when you leave makes it easy to turn everything off.
